PRICE INCREASE OF OFFICE LEASABLE SPACE DUE TO INCREASED DEMAND
The business centers in Skopje are mainly occupied by IT companies and call centers. The request for class A office space is higher than the supply, and the prices are expected to be growing up continuously, according to the industry.
“The market for the office space is very dynamic, mainly because of the tax benefits provided by the government. Many companies, especially the IT and call centers are moving the market in the terms of demand for new space. Although we are more expensive compared to the neighbours, the benefits which are given balance this cost”, said Vlatko Bogoevski, general manager of Forton Macedonia - real estate consulting company.
“There is stabilization of the prices, regarding the retail space because there are no new shopping centers. On the other side there is expansion supermarkets segment.
- There have been 18 new openings of supermarkets in just six months. We expect the prices in this segment to grow because the demand is very high and the supply is already filled. The trend will be going upward.
The statistics suggest that the space in the shopping malls, is over 90% leased, while the occupancy and prices in the retail galleries and district centers are decreasing for three years now, because of the poor air-conditioning, as well as the disorganized mixture of stores.”
